Bought a home 4 months ago. Sellers agent told us the roof was 8-10 years old. Seller listed 10 years as the roof age on the sellers disclosure. We had inspections done, they flagged a few problem areas that we had fixed after we moved in - inspections didn’t mention anything about age of roof and we don’t know to ask. 4 months later, roof is leaking into the house. Roofing company comes out to give us a quote, says roof is definitely older than 10 years and is in bad shape. We had 2 additional roofing companies come out to look, they agreed the roof is older. We contacted our realtor who tracks down documents showing the roof was actually installed 14 years ago. Seller lived in the house for 25 years prior to us buying. Looking to hear thoughts on this situation and how others would proceed in our shoes.
