I'm the owner of 2 houses and am using them as rental properties. In my given situation it's easier (and more lucrative) to rent out each individual bedroom (there are 4 at one property and 5 at the other). So I'm trying to figure out what the best software to manage these are. Here are my top priorities: 1. Free or at least pretty cheap 2. Be able to help during tax season to get me the Schedule E and 1099 3. Be able to automatically charge rent and late fees 4. Be able to renew residents 5. Be able to add listings to various sites to market openings automatically And I'm currently looking at these options: 1. Innago - my current favorite so far since it is completely free 2. Baselane - seems the most robust when it comes to accounting and taxes. $5-$10 per lease sent 3. Turbotenant - seems more built out than the others but I don't need too much functionality in my current situation with only 2 houses. $50ish per lease sent What software would you recommend and what should I keep in mind as I look for the best solution and get this all setup so it's easier for me to manage? I also need to find a reputable source to get my state specific lease from. edit: I'm also looking at MagicDoor now too, seems like they have a competitive offering and they are free to use. I like their UI so far as well - it seems simpler and more intuitive to me.
