The user envisions an online platform where people can advertise properties and make transparent bids, removing the need for middlemen. Key features include a live order book for bids, a mandatory data room with full disclosure (building/pest inspection, title, flood maps, zoning, past sales, rental estimates), verification for buyers/sellers (ID, deposit), and instant contract execution with automatic signing and deposit transfer. The goal is efficiency and transparency.
I feel that real estate agents fill a gap that has not been filled yet. If there was an online secure marketplace where people could freely advertise their property, and bids were able to be made in a transparent manner, where sellers and buyers could view information about the property (eg building and pest inspection, etc), it would remove the middleman. If you sold shares, or if you sold personal belongings like a PlayStation or an Xbox, you usually would not need any sort of middleman except from the platform you are using. I feel that just as working from the office was a thing of the past, and just as physical face-to-face conveyancing was a thing of the past, so too will real estate agents (as much as I love them, and as talented as some of them are). The market tends to favour efficiency. I remember everyone laughing at "PEXA" thinking it was never going to replace mainstream settlements. Yet here we are in 2026. The first person who executes on this idea will be rich. So here is my proposal. * A live order book - like shares - showing everyone's bids, which becomes available at time of auction. * A mandatory data room, every property containing a full disclosure package, including: * building and pest inspection * title search * flood maps * zoning * past sales * rental estimates * Verification of all buyers and sellers. To bid, you must make a deposit and verify ID in the usual way. Same thing applies to selling. * Instant contract execution - winner automatically signs, deposit transfers instantly, conveyancers are notified The only thing holding this back is seller psychology - it will be impossible to prove whether an agent would have achieved a better price eg via marketing and having the right connections. However, in a world where everyone has access to the same info, maybe sellers will see less and less value in real estate agents.
